Walls
OFP timber frame are able to supply a variety of wall types allowing flexibility of design and suitability of construction. OFP timber frame offer both pre-insulated and un-insulated wall products and specialise in the I-beam wall system we have developed incorporating Warmcel insulation. OFP timber frame are able to design in large panel format giving further time savings ‘on site’. Our core product is based on the industry standard 140mm external, load bearing and party wall build-up with 89mm internal wall sections. OFP timber frame also offer a choice of plaster-boarding the panels prior to delivery alleviating the need for this to take place on site and further reducing programme times. All of our wall panels have lifting strops incorporated at manufacturing stage which are easily cut off when in position allowing ease of lift.
- External (EX), internal load bearing (IL) panels and Party (PY) wall panels are all load bearing panels and require a headbinder and a soleplate.
- Internal (IN) panels are not load bearing and do not require a headbinder or a soleplate and will sit 10mm lower than the EX, Il, PY panels, (on the ground floor a soleplate will be laid for all non load bearing panels.)
- In the case of a multi storey building then a starter plate will be required on all floors from first floor and above. The plate is required to run under all external, party and load bearing internal walls.
- No noggins are required for EX, PY, IL panels except to take the external OSB which is 2400 up from base of frame.
- A midway noggin is required for IL and IN panels this is 1200mm from base of frame. This is to help keep the panel rigid during transportation.
- Maximum panel length is 3600mm; the height can be up to floor level as long as it doesn’t exceed 2900mm.
- We only add tolerance to door and window openings if it is specified by the client/architect or if the drawings from the architect states that tolerance is to be added.
- Panel sizes are generally as follows EX panels 140x38mm, PY, IL, IN panels 89x38, I Beam panels 200x38mm
- A 4mm tolerance gap is left between each panel. This is to allow for any creep that might appear within the panels.
- EX and PY panels require 9mm OSB to the external face of the frame. If due to engineering an external panel is to be sheathed both sides with OSB then the internal face will be fitted on site so that services can be run though first. Sometimes due to engineering OSB will be required to be fitted for racking purposes to internal panels, this is assembled in the factory.
- Stud centres are specified by the engineer but are usually 400mm or 600mm centres.
- Lintel Material as follows C24 44x length, Kerto 45x length. In an external panel 3 lintels, in an internal panel 2 lintels.
- Multiple studs are required to run through the building so that any load bearing onto them is carried through to the slab.
